Good news!
We finalized the inspection/repairs on our current house yesterday! I'm just glad it's over and I'm trying not to think too much about the money that we will be spending on the repairs. We did get a decent price on the house, especially considering the current market and how many people are accepting prices on their house well be.low the current value and/or, in some situations, even below what the current seller paid for the house.
We also put in an offer this morning on a house and it was accepted! We're pretty happy with the offer and feel like we are getting a good price on the house. Now we just have to get through the inspection without any major issues popping up and we will be set to clo.se on both houses on the same day.
As stressful as this process has been, I am grateful that it has all happened so quickly. We went on the market and a week later had an offer on our house. I am thankful that I did not have the stress of showing our house for weeks, especially with J and with a dog that had to be out of the house for every showing (she goes crazy barking at people and couldn't just be in the yard or the basement during a showing because she would go nuts). I am thankful that I did not have to keep my house super clean for any longer than that one week! I am thankful that our inspection did not reveal anything more than minor, "fixable" repairs. I am thankful that we found a house we both like, in a neighborhood we both like, and it will something we can stay in for a while. There are a few things we don't love about the house (it sits on a busy street, it needs a new roof, will need new a/c within the next few years, kitchen is not updated, there's a strange issue with the driveway and fence, all bedrooms are upstairs - we wanted a main floor master - and the taxes in the town are horribly high), but in general it's a great house and it is really good for us. It has a main floor laundry room, and huge backyard, already fenced and with a built-in playset, and it has great closet space, 4 bedrooms, and two full baths (although one full is on the main level without any bedrooms there, which makes it not that useful). And we got it for a great price with very little hassle.
I think our real.tor was actually shocked at the price we settled on for the house - she didn't think we'd get it anywhere near this price. Of course, she also didn't think we should have listed our current house as high as we did, she didn't think we'd get an offer as high as we did on this house, and as I mentioned already, she didn't think the buy.er would accept our offer on how to resolve the inspection issues. So far she's 0-3 (house selling price, inspection, and house to buy price).
